Rattan Creek Real Estate Analysis

It is typical day in the Rattan Creek subdivision. The fluffy white clouds roll slowly across the bright blue sky, vivid green trees wave gently in the breeze. Residents leave the coolness of their air-conditioned home to stroll down symmetric sidewalks, bordered by perfectly manicured lawns, to check their mailboxes.

Although surrounded by the City of Austin, Rattan Creek is not located within the city limits.  Tis is an ETJ, which is services by a MUD (Municipal Utility District) and Williamson County.  With easy access to Austin proper, a gorgeous neighborhood and amenities of all sorts just within reach, Rattan Creek is an outstanding community to purchase a house in. Rattan Creek is bordered to the North by Anderson Mill Road and McNeil Drive to the South.

Rattan Creek homes are modern one and two story, placed on grassy plots of land. The subdivision was developed and built by Milburn Homes. Neighbors are just a stone’s throw away, watering the grass and taking care of their lawns and shrubs in their front and back yards.

The Rattan Creek subdivision, with over 2700 units is perfect for the first time home buyer or those looking for affordable homes in a well maintained area that is serviced by acclaimed schools, and have outstanding community amenities, not to mention convenient shopping and major highways close by.

Currently, homes range from the $170’s to the $350’s, with an average range of 1,750 square feet of space. The welcoming streets are well-maintained and boast an extremely reasonable price tag compared with other areas.

One of the appeals is there’s a lot of mature trees in the Rattan Creek neighborhood, and it’s an area where you can get a modestly priced house without having to really travel far to remote areas. With the prices these homes have, they’re more affordable than buying brand-new houses.

Convenient access to Interstate 35 and Loop 1 (Mopac) 620, 45 and 183 make Rattan Creek an ideal location for those looking to ease their commute to and from work each day.

Several shopping centers are available for Rattan Creek residents including the newly opened Domain.  Several strip centers with supermarkets and other businesses are also centrally located nearby.  Rattan Creek Park and Robinson Park as well as a fabulous Greenbelt with a popular hike, bike and running path are recreational highlights in the community, which is used by residents of all ages.

In addition to a nicely laid-out community, Rattan Creek offers a strong and active voluntary neighborhood association. Membership is offered to all residents who pay annual dues.  The Rattan Creek Neighborhood Association www.rattancreek.org organize and sponsor several community events and services to the area residents.  There is a voluntary membership of $25.00 per year.  Pool Parties, Fall Festivals, Neighborhood Watch, Easter Egg Hunts, Adult Swim nights, Rattan Fest, Caroling in the Park and other festive events are highlighted.  Please visit the website noted above for the Association’s specific events and activities which are aimed to improve the community and quality of life for residents.  The Association also organizes a neighborhood-wide garage sales, offers college scholarships to graduating high school seniors and publishes newsletters for community members.
